JP8 is an industrial and logistics investment and development platform, partnering with investors, occupiers and landowners across the UAE.

Who we are

Founder-led, and focused on one market

JP8 is led by its two founders, who run every project themselves. We work in one asset class, in one country. That lets us know the submarkets, the land and the occupiers in detail: where space is tightening, which plots are coming up and what businesses need from a building.

Between them, the founders bring long-standing relationships across the UAE and a network of landowners, consultants, contractors and occupiers.

What we do

Four parts of the job, run by the same people

  • Land

    We find industrial land through owners, authorities and brokers, often before it reaches the market, and check it works before anyone commits.

  • Development

    We design, permit and build around the business that will use the building, with specialist firms working under our management.

  • Leasing

    We let buildings to the occupiers they were designed for, and agree the lease before we build wherever we can.

  • Management

    We stay on after handover, look after the building and plan with occupiers when they need more space.

How we work

We want every building we deliver to be the right one for the business inside it, and a sound investment for the people who funded it.

So we start with the people who will use it. Where do their goods come from and go to, and who do they need to hire? The location and the building follow from the answers. The same founders stay on a project from the first conversation to handover, and we say plainly when a site or a deal does not work.

Jasem Esmaeili

Founder & CEO

Jasem leads JP8’s relationships with landowners and authorities across the UAE and sets the firm’s strategy. His background runs through the construction supply chain, from raw mineral trading to ready-mix concrete and construction firms. Working along that chain gives him a direct read of the market: what things cost, who is building and where demand is moving. He brings long-standing local relationships and first-hand experience of the UAE and GCC industrial market.

Nam Hoang Phan

Founder & Chief Development Director

Nam leads development, investor and occupier relationships, and day-to-day operations at JP8. He brings international experience in real estate development and investment from Europe and Vietnam, and applies it to how JP8 tests, structures and delivers each project.
