Best for

  • Small traders and light manufacturers who want a compact unit near a port
  • Businesses that need flexible or short-term storage
  • Food, textile and packaging businesses

Consider elsewhere if

  • You need a large plot or heavy industrial space: the zone sits in the city by the creek
  • Most of your sales are to mainland customers from your own site: a mainland licence may suit better

Free zone licensing

You set up an FZE, an FZC or a branch of a local or foreign company, with a business or industrial licence. AFZ also rents short-term warehouse units, exempt from VAT, to companies not licensed in the zone.

Tenure. Land is leased for 20 years or more to investors who want to build their own facility (Ajman Free Zone, viewed October 2026).

Our view for tenants

Ajman Free Zone suits small and mid-size businesses that want a free zone licence, a ready unit and a short drive to Sharjah and Dubai. Units start small and short-term warehouse leases are available, which keeps commitment low. The trade-off is a compact site by the creek, so large footprints or heavy industry may fit better elsewhere.

Our view for investors

AFZ is landlord and regulator, and land is leased for 20 years or more for own-build projects. Any investment therefore runs through a long lease from AFZ, which can suit a build-to-suit for a named tenant. We have not found a public rent or occupancy series for the zone.
