Al Saja’a Industrial Area
Al Saja’a is Sharjah’s inland industrial corridor on the Sharjah to Dhaid road, beside Emirates Road (E611). It includes Al Saja’a Industrial Oasis, launched by Sharjah Asset Management in 2015, and the Sajaa Bonded Dry Port, opened by Gulftainer in December 2025.

Mainland licensing
A mainland Sharjah location. Gulftainer’s Sajaa Bonded Dry Port sits between Sharjah and Khorfakkan Port, with bonded storage and direct road links to UAE ports.
Tenure. Sharjah Asset Management first offered Al Saja’a Industrial Oasis plots on a freehold or leasehold basis (Sharjah Update, 28 October 2015). Check the terms for each plot.

Al Saja’a Industrial Oasis has industrial, mixed-use and commercial plots and a large staff accommodation plot. The dry port adds bonded yard and warehouse space.

Gulftainer lists a 50,000 sqm interlocked yard, 5,000 sqm of warehousing and 30,000 sqm of bulk and container storage at the Sajaa Bonded Dry Port (Gulftainer, 19 December 2025).
Our view for tenants
Al Saja’a gives you room, Emirates Road access and a bonded link to Khorfakkan Port through the Gulftainer dry port. It suits operations that move goods across the Northern Emirates. The trade-off is distance from central Dubai, and plots and services vary, so check power and access early.
Our view for investors
Sharjah recorded Dhs9.24 billion of industrial property transactions in 2025, up 88.7 per cent on 2024, according to the Sharjah Real Estate Registration Department (Gulf Today, 24 January 2026). That covers the whole emirate. Al Saja’a Industrial Oasis plots were offered freehold or leasehold at launch, which leaves room for development, but we have not found a public rent series for the area.
