The Industrial Area puts you next to the Dubai border and close to customers in Sharjah city. Space is a mix of warehouses, industrial units, shops and flats, so quality and access vary from plot to plot. Inspect each building closely before you commit.

Our view for investors

Sharjah recorded Dhs9.24 billion of industrial property transactions in 2025, up from about Dhs4.9 billion in 2024, according to the Sharjah Real Estate Registration Department (Gulf Today, 24 January 2026). That figure covers the whole emirate, not this district. Mixed use makes each asset a separate case, and we have not found a public rent series for the area.
