Hamriyah Free Zone

Hamriyah Free Zone is an industrial free zone on the Sharjah coast, set up by Emiri Decree in 1995. It has its own port and runs sectors for oil and gas, steel and manufacturing, maritime, food and logistics.

Free zone licensing
You set up a free zone company (FZE or FZC) with full foreign ownership and no customs duty on import, export and re-export, according to HFZA. HFZA describes the zone as a VAT designated zone. Commercial, service and industrial licences are available, and there is a customs office on site.
Tenure. Industrial land is leased from HFZA on 25-year renewable leases. HFZA fixes land rates for at least the first five years and offers a rent holiday during construction (HFZA, viewed October 2026).

Property
HFZA leases pre-built warehouses, industrial land plots, offices and labour accommodation. Larger tenants build their own plants on leased land.

HFZA lists a 14 metre deep-water port and a 7 metre deep inner harbour. Its pre-built units are 7 or 9 metres high, each with its own loading area and sprinklers, with power options from 20 kW to 150 kW (HFZA, viewed October 2026).
Our view for tenants
Hamriyah suits businesses that need land, a port and room for heavy work. You lease a plot from HFZA, build what you need and use the zone’s own port. The trade-offs are the distance from Dubai and a pre-built stock of small units, so a larger operation will likely need to build.
Our view for investors
Recent HFZA announcements show manufacturers putting their own capital into plants, from ArcelorMittal Projects, Shyam Steel and Eurogulf Transformer. Land is leasehold from the authority, so value sits in the lease and the building, not the land. We have not found a public rent series for the zone, so underwriting relies on private comparisons.
