Best for

  • Fabricating oversized structures for export by sea
  • Building materials made from local quarry and cement inputs
  • Businesses that need quayside land

Consider elsewhere if

  • You distribute goods across the UAE by road
  • You need a small ready warehouse (the RAKEZ zones lease units)
  • You do not need the sea at your plot boundary

Free zone licensing

RAK Maritime City is the free zone at Saqr Port. RAK Ports leases plots with direct waterside access and says its team helps tenants with set-up, regulatory and administration requirements.

Tenure. Land lease from RAK Ports. RAK Ports describes its leases as long and uninterrupted, with plot sizes customised to tenant requirements.

Who locates here

  • Offshore and steel fabricators
  • Precast concrete and building materials manufacturers
  • Project cargo and heavy lift businesses

Property

Formats. Waterside land plots, Quayside assembly areas

RAK Ports lists several hundred metres of available quay wall with an entrance draft of 6.5 metres. Its February 2026 release describes Saqr 2.0, a greenfield port expansion with a draft of about 14 metres and heavy lift facilities.

Our view for tenants

This is a location for businesses that need the sea at the plot boundary. Recent tenants make heavy products such as concrete piles and offshore structures for export. For general warehousing or light manufacturing, the RAKEZ zones are the more usual choice.

Our view for investors

RAK Ports is building Saqr 2.0, a greenfield expansion aimed at heavy lift and project cargo, and has signed tenants on the back of it. Land is leased from RAK Ports and facilities tend to be specialised to one tenant, which limits re-letting. Opportunities are more likely to be build-to-suit than speculative.
