Best for

  • Large plants that need land to build on
  • Building materials and heavy manufacturing
  • Manufacturers planning to use Etihad Rail freight
  • Plants that need staff housing beside them

Consider elsewhere if

  • You need a ready warehouse quickly, as RAKEZ lists land rather than warehouses here
  • Your customers are mainly in Dubai and need daily deliveries
  • You need to sit next to a port (look at Al Hulaila or RAK Maritime City by Saqr Port)

Free zone and mainland

You can form either a free zone or a non-free zone entity here. A free zone entity sells into the UAE market only through an agent, distributor or licensed parent company. Non-free zone entities fall under the UAE Commercial Companies Law, and RAKEZ issues industrial, commercial and professional licences for them.

Tenure. Leasehold from RAKEZ. You lease a plot and build your own facility, and you can build staff accommodation on leased land. Sub-leasing needs prior written approval from RAKEZ.

Who locates here

  • Building materials and construction chemicals makers
  • Metals processing and recycling
  • Solar panel manufacturers
  • Textile and geotextile manufacturers

Formats. Industrial land plots, Staff and labour accommodation

RAKEZ states that government-supplied power, gas and water are available around the clock. RAKEZ says the Etihad Rail network runs through Al Ghail.

Our view for tenants

Al Ghail is for tenants ready to build. RAKEZ offers land rather than ready units here, so expect a design, permit and construction period before you operate. In return you get a plant laid out for your process, with government-supplied power, gas and water.

Our view for investors

Recent RAKEZ announcements name several manufacturers building or expanding plants here, including Saint-Gobain, JK DryChem and ZAKH. Most are owner-built facilities on land leased from RAKEZ. The investor angle is building for a named tenant, which depends on RAKEZ lease terms and its approval for sub-leasing.
