RAKEZ offers free zone entities here. A free zone entity sells into the UAE market only through an agent, distributor or licensed parent company.

Tenure. Leasehold from RAKEZ. You can lease a plot and build, including staff accommodation on leased land. RAKEZ warehouse leases run for one year, renewable, with the year’s rent paid upfront. Sub-leasing needs prior written approval from RAKEZ.

Our view for tenants

Al Hulaila suits heavier industry that moves material through Saqr Port. Only free zone entities are offered here, so if you sell mainly inside the UAE you will need a distributor or a different set-up. RAKEZ offers both plots and warehouses, so you can start in a unit or build.

Our view for investors

Public tenant news here is thinner than at Al Hamra or Al Ghail. Biostadt has signed a lease for a plant, and the first phase of the Zhong A Shandong Industrial Park spans Al Ghail and Al Hulaila. Land is leased from RAKEZ, so returns depend on its lease terms and sub-lease approval.
