Occupiers

Industrial space in the UAE, ready-built or built to suit.

How we work

We find the site, deliver the building and look after it once you are in.

Illustration: one logistics centre, from brief to operationAn isometric illustration of one cross-dock logistics centre on its plot beside a public road, in five stages. 1: the empty plot with the footprint the brief needs: goods arrive at inbound docks along the east side, cross the building and leave from outbound docks along the west side; trucks run one way round the building from an entry gate in the south-east to a separate exit gate in the south-west; staff and visitors use a central gate with the car park and the office in front; land is held back north of the building to extend it. 2: three routes compared: an existing warehouse next door, a building made for you on this plot, and a vacant plot to develop. 3: the plot secured and fenced, the approved design, fire access all round, the gates set out, power with a battery room for the rooftop solar, a fire water tank, and treated water and condensate reused for the planting. 4: construction in sequence: earthworks, foundations and slab, steel frame, cladding and glazing, roof and solar, docks, yard and parking, landscaping. 5: the centre in operation: trucks arrive through the entry gate, wait in a holding lane if needed, are weighed at the gatehouse, reverse onto inbound docks, drive round the north of the building, reverse onto outbound docks, are weighed out and turn right out of the exit gate; staff park under solar carports in front of the office, apart from the truck traffic. We start with how your business runs: customers, suppliers, staff, transport flows, space, power, your date, budget and growth plans. Then we write down what the building has to do.

Ways to get space

Three ways to get your space

Build-to-suit

When nothing available fits how you work, we find the land, design the building around your operation and build it. You lease it when it is ready, so your money goes into your business, not into land and construction.

We find the land and build around your operation. You lease it.

Land and development

Some operations have to be in one place: next to a port, a key customer or a power supply. We find and secure land there, take it through approvals and power, and develop the building for you to lease.

We secure land where you have to be and develop it for you to lease.

Market entry

Setting up in the UAE for the first time? We help you choose the emirate and the licence, free zone or mainland, then find or build the right building and stay with you until you are operating.

New to the UAE? We help you choose the emirate, licence and building.

FAQ

No. With build-to-suit we deliver the building and you lease it, so your money stays in your business. The lease and the specification are agreed with you before anything is built.

It depends on the route. A ready-built unit is quickest. A building designed for you takes longer, because of land, permits and construction. We give you a realistic programme for your site at the start rather than a standard figure.

It depends on who you sell to, how you import and what licence you hold. We compare both for your case before you choose a location.

All seven. Dubai, Abu Dhabi, Sharjah and the Northern Emirates each suit different operations. The Industrial Map shows what each area is good for.

With a short call about your operation. We then help you choose the emirate, the licence route and the building as one decision.
