Free zone and mainland

KEZAD offers both free zone and Domestic Economic Zone (mainland) units here. KLP Free Zone 3 is free zone; KLP 4 Expansion and KLP 21 are Domestic Economic Zone. Free zone suits wholesale, re-export and warehousing, with no customs duty inside the zone. Domestic Economic Zone companies sell directly into the UAE, and goods made there can be certified Made in UAE for duty-free GCC trade. A free zone company can also add a dual licence from the Department of Economic Development.

Tenure. Serviced plots are let on long-term land leases. AD Ports Group says KEZAD land leases run 25 to 50 years (April 2026). Galadari Brothers signed a 50-year land lease in KEZAD A in February 2026, and KLP Free Zone 3 was sold in January 2026 with a 50-year Musataha land lease.

Property

KEZAD Logistics Park phases in Al Ma’mourah offer standard warehouses, light industrial units, flex units and cold-store units. KLP 21 has cold and dry stores for food and pharmaceutical businesses next to the Abu Dhabi Food Hub. KEZAD is also building an SME Hub of 175 micro industrial units in KEZAD A, due for handover by the end of 2026.

KEZAD lists 8.5 metre eaves and 185 W/m2 power for standard warehouses at KLP Free Zone 3, and 300 W/m2 for its light industrial and cold-store units (KEZAD website, viewed October 2026). KLP units have raised 1.3 metre loading docks and their own yards. Area A has a piped natural gas network commissioned in July 2024. An eight-lane modular road links plots to Khalifa Port for large plant sections.

Our view for tenants

You get Khalifa Port next door, a choice of free zone or mainland units and a steady pipeline of pre-built and build-to-suit space. The trade-off is distance from Abu Dhabi city for daily distribution. Check power, eaves height and jurisdiction unit by unit, as they differ between KLP phases.

Our view for investors

Stabilised warehouses here now trade. AD Ports Group sold KLP Free Zone 3 to Mair Group in January 2026 and three multi-let warehouses to Aldar in April 2026, both on long land leases. Land stays leasehold from KEZAD, so value rests on the lease term, the tenant base and competition from KEZAD’s own new supply.
