Abu Dhabi’s main mainland industrial district, opposite the island city. In February 2026 the Department of Municipalities and Transport (DMT) began a study to redevelop Mussafah and strengthen its role as an industrial and investment hub.

Mussafah is mainland Abu Dhabi, so a company here can sell directly into the UAE market. A free zone company would typically need a mainland licence or a local distributor to do the same.

DMT is planning improvement works on the Mussafah to Al Ain Road (E30) and Street 8 to help traffic and the movement of goods (DMT, 2 February 2026).

Mussafah gives you a mainland address close to the city. DMT has stepped up inspections on municipal rules, irregular practices and residential overcrowding, and is planning road and waterfront works. Check the permitted use and condition of any unit before you sign.
Our view for investors
The DMT redevelopment study may change roads, public space and land use in parts of Mussafah. That could favour compliant, well-kept assets over substandard ones. Until DMT publishes details, underwrite on today’s permitted use.
