KEZAD Musaffah (ICAD)

Operator: KEZAD Group (AD Ports)

The Industrial City of Abu Dhabi (ICAD), run by KEZAD in Musaffah. It is a base for heavy and light manufacturing and, since September 2026, has a direct Etihad Rail freight service from Fujairah Terminals with customs clearance on site.

Free zone licensing

KEZAD offers both free zone and Domestic Economic Zone (mainland) facilities across its zones, so check which applies to the plot or unit you are offered. Since September 2026 ICAD has its own UN location code (AECAD), so cargo can be booked to ICAD and inspected, cleared and released there.

Tenure. Land is leased from KEZAD. Delmon Industrial Complex (November 2024) and Jotun Abu Dhabi (January 2026) both signed 50-year land leases in ICAD. AD Ports Group says KEZAD land leases run 25 to 50 years (April 2026).

Property

Mostly owner-built industrial buildings on leased plots, plus KEZAD pre-built warehouses such as KLP 1 and Aldar’s Abu Dhabi Business Hub in ICAD 1. In January 2024 KEZAD said it was building more than 153,000 sq m of leasable warehouse space in ICAD 3.

ICAD has a piped natural gas network (KEZAD, July 2024). Etihad Rail runs three freight trains a week between Fujairah Terminals and ICAD (AD Ports Group, 20 September 2026). Q Mobility is developing an 84,000 sq m truck park in ICAD I (KEZAD, August 2025).

Our view for tenants

ICAD suits plants that need gas, a large plot and rail access for imported inputs. Parts of the area have needed road upgrades, which KEZAD began in 2023, and truck parking is still being added. Confirm jurisdiction, utilities and plot condition before you commit.

Our view for investors

Demand here is led by manufacturers on long land leases, often building their own plants. Investable multi-let stock is thinner, though Aldar owns the Abu Dhabi Business Hub in ICAD 1. The Fujairah rail link may add logistics demand, but it only started in September 2026.
