Mainland licensing

This is Dubai mainland, so businesses are licensed by Dubai’s Department of Economy and Tourism (DET). A mainland licence lets you sell directly in the UAE market. Free zone companies need a licensed distributor or a mainland licence to do the same.

Tenure. Warsan 1 and 4 are freehold zones open to foreign buyers. Warsan 2 and 3 are more restricted, and most property there is offered to UAE and GCC nationals only.

Terralogix lists a 12 m eaves height, units of 2,815 sq m with loading docks and bays, and FM2 floor flatness, with Phase 1 due in Q4 2026 (Terralogix website, accessed October 2026).

Al Warsan gives you a mainland location in eastern Dubai on the E311 and E44, with new Grade A logistics space coming at Terralogix. Much of the existing stock is utilities and smaller industrial and commercial units, so the choice of modern buildings is narrow until new schemes complete. Check delivery dates against your move date.

Terralogix, a partnership between Dutco and Sweid & Sweid, shows private developers building Grade A logistics space on the mainland in eastern Dubai. Ownership rules differ by sub-community: Warsan 1 and 4 are freehold for foreign buyers, while Warsan 2 and 3 are more restricted (Cushman & Wakefield). Check title before underwriting.
