Mainland licensing

Dubai Industrial City is not a free zone. Companies are licensed by Dubai’s Department of Economy and Tourism (formerly DED), with licences renewed each year, so they can sell directly in the UAE. Fit-out and building permits come from the Dubai Development Authority.

Tenure. Industrial land is offered on long-term lease from Dubai Industrial City.

Dubai Industrial City lists power access of up to 4 MW per plot, land plots from 62,000 sq ft and warehouses of 5,132 to 11,250 sq ft with 6 m by 6 m sliding doors (Dubai Industrial City website, accessed October 2026).

Our view for tenants

DIC gives you a mainland licence, serviced land with up to 4 MW per plot, ready warehouses and workers’ accommodation in one district. Recent projects include large distribution centres for Aster Pharmacy and Talal Group. It is a long drive from central Dubai, so allow for that in delivery times.

Our view for investors

TECOM Group reports more than 1,100 customers and over 350 operating manufacturing facilities in Dubai Industrial City (TECOM Group website, accessed October 2026). Land is leased from the operator rather than sold, so an investment here is a leasehold position and the unexpired term matters. Tenant-led projects announced in 2026 show demand for both manufacturing and distribution space.
