Best for

  • Automotive trade and services
  • Storage and trade close to central Dubai

Consider elsewhere if

  • You want a managed park with one operator and published building specifications
  • You hold goods for re-export and want free zone duty suspension

Mainland licensing

This is Dubai mainland, so businesses are licensed by Dubai’s Department of Economy and Tourism (DET). A mainland licence lets you sell directly in the UAE market. Free zone companies need a licensed distributor or a mainland licence to do the same.

Our view for tenants

Ras Al Khor suits automotive and trade businesses that want to be close to central Dubai, with links to the E44, E311, Nad Al Hamar Road and Manama Street. Two Dubai Metro Blue Line stations, Ras Al Khor Industrial and Auto Market, are planned for 2029. Specifications are not published for the area as a whole, so inspect each unit.

Our view for investors

Public data on rents and building stock here is limited, so underwriting needs local evidence plot by plot. The planned Blue Line stations and new communities nearby, such as Dubai Creek Harbour, could change how land here is used over time.

Notable

  • Al Aweer Auto Market. Used car market in the industrial area. bayut.com
