Mainland licensing

National Industries Park describes itself as a Dubai mainland industrial park. Companies set up as a mainland LLC, a branch of an existing company or a sole establishment, with a commercial, industrial or service licence, so they can sell directly in the UAE.

Property

Mostly tenant-built plants and warehouses on leased land, plus offices and a multistorey car park for the automotive trade. Aldar is developing a multi-building logistics park inside NIP (NIP, July 2024).

NIP states its plots are connected to the power grid, with road and telecoms infrastructure in place, and leases land from 10,000 sq m (NIP website, accessed October 2026).

Our view for tenants

NIP gives you mainland land close to Jebel Ali Port and Al Maktoum International Airport, so you can sell in the UAE and still be near the port. Most tenants lease a plot and build, which takes time and capital. If you need space sooner, look at ready logistics space in the park, such as the Aldar scheme, or nearby.

Our view for investors

NIP reported more than 7 million sq ft of land leased between January and September 2025, mostly for greenfield manufacturing (NIP, September 2025). Land is leased, not sold, so returns depend on the lease term agreed with DP World. Aldar’s agreement to fund and lease a logistics park here shows the operator works with third-party developers (NIP, July 2024).
